Yes. Element Residence units are held through a PT PMA (foreign-owned company) structure with leasehold title — the standard, recognised pathway for foreign property investment in Indonesia. Our legal team handles the entire setup; you receive the documentation that Indonesian law recognises as your ownership instrument. No nominee arrangements.
Pererenan studios in our management programme have historically returned net yields in the 12–14% range, depending on unit type and floor. We share the underlying assumptions — occupancy, ADR, management fee, OPEX — in the brochure rather than headlining a single number. Your call lets you stress-test the model.
Our in-house property manager Pellago handles guest acquisition, check-in, cleaning, maintenance, dynamic pricing, and monthly statements. You receive a dashboard with occupancy, revenue, and net distribution. You can also block your own personal-use weeks via the same portal.
Reservation deposit on signing, followed by milestone payments tied to construction progress (foundation, structure, finishing, handover). Full schedule and amounts are in the brochure. Payments are made in EUR to a regulated escrow account.
Construction is on track for handover in the timeline detailed in the brochure. We send investors monthly construction progress updates with photos and milestone checks against the schedule.
Two paths. (1) Resale on the open market — the same legal structure transfers cleanly to the next buyer; we maintain a waitlist of qualified investors and assist with the sale. (2) End-of-lease scenarios are addressed in your contract. We will not sell you a unit without walking you through both paths first.
The yield projection in the brochure is presented net of operating costs and management fees, before personal income tax. Indonesian taxation on rental income depends on your structure; we walk through the numbers specific to your situation on the strategy call.
Three reasons we tell investors directly: (1) we own the construction company, so there is no margin layer hiding behind a subcontract; (2) we operate the rental management ourselves, so we live with the operational decisions long after you wire the deposit; (3) all of this is verifiable — visit a finished unit, talk to existing investors, audit the legal setup.
